TCS Expands Bengaluru Footprint

Tata Consultancy Services (TCS) has finalized one of the largest office space deals in Bengaluru, leasing 1.4 million sq ft at 360 Business Park in Electronic City for ₹2,130 crore over 15 years, according to documents accessed by Propstack. The lease spans Towers 5A and 5B, with 6.8 lakh sq ft in the former and 7.2 lakh sq ft in the latter. TCS will pay a monthly rent of ₹9.31 crore at ₹66.5 per sq ft and has deposited ₹112 crore as security. The agreement, signed with developer Labzone Electronics City Pvt Ltd, includes a 12% rent increase every three years. The lease will begin in two phases—Phase 1 starts April 1, 2026 (ground to 7th floor), and Phase 2 from August 1, 2026 (8th to 13th floor). This deal ranks among the biggest in Bengaluru’s commercial real estate scene, reflecting a strong rebound in IT leasing activity. However, TCS’s recent announcement to cut 2% of its workforce (about 12,000 jobs) in FY26 has sparked concerns over potential softening in Bengaluru’s overheated residential market.
